We are finally done with our farmhouse flip. I think this house turned out great and hopefully, we will make a bunch of money on it. We bought it for $262,000 back in July from the MLS so I made a commission when I bought it since I am an agent and broker. We spent about $50,000 on it although I have not added everything up yet. We will also have another $25,000 to $30,000 on other costs for selling the property, carrying it, and financing it. I am hoping it will be worth at least $400,000 if not close to $450,000! With this house, we replaced the kitchen, bath, roof, and repainted the interior and exterior. We also refinished the hardwood floors and replaced a few window pains , but not entire windows. We also had to replace the deck and do quite a bit of outside clean up.
The contractor who we fired a little bit ago also worked on this house to start with. We had the same problems with him not finishing his work and refusing to come back to finish things up. He also cut quite a few corners that we had to have others come in to fix and we had to redo the entire bathroom because he never talked to the plumber before installing tile. I am glad to be rid of him!
